We began 2008 with 25 Months of Inventory on the market. The news was bad and the outlook for sellers was dismal, but thanks to several factors, most importantly the end of the longest and harshest election cycle in US history, Buyer confidence has returned and the market has rebounded. I am happy to report that at the end of June, 2009, we have only 8.76 Months of Inventory on the Market. That means that at the current rate of sales, if no other homes are placed on the market, there will not be a home available to purchase by March 21, 2010.
That scenario is not going to happen, but we can no longer call it strickly a Buyers Market.
